Beachfront houses and freehold lots
A house on the sand can look like simple freehold. Setbacks, seawalls, and who maintains the access track often say otherwise.

A beachfront house is still a lot on a plan. Confirm setbacks, overlay controls, access rights, and who is responsible for any seawall, revetment, or stair. Inspection emphasis belongs on membranes, corrosion, subfloors, and retaining structures. Freehold does not mean “no overlay” and does not mean “private beach.”
Access and the public edge
Many Australian beaches are public. The house may be close and still legally separated by a reserve or road. If marketing mentions a private path, find it on the title. Informal use by previous owners is not a grant.
Seawalls and retaining
If there is a wall between the house and the water, ask:
- which parcel it sits on
- whether approvals exist
- who maintains it
- what a storm has done to it in living memory (as anecdote, not as engineering)
Do not assume the council will rebuild a private wall. Do not assume a neighbour’s wall protects your lot.
Inspections unique to houses near sand
Ask the inspector about roof hardware, deck connections, subfloor corrosion, moisture behind claddings, and any under-house storage that floods on a king tide. Pair with buying beachfront and flood and erosion.
Planning if you hope to alter the house
Coastal setbacks and habitable-floor levels can make a “simple first-floor addition” into a planner’s file. Ask the local scheme what would be required before you buy for a renovation story.
