How we write

We publish process and questions. We do not publish listings, prices, yields, or agent rankings — because those are easy to invent and hard to stand behind.

Why investment yield claims should make you sceptical

Yield is a ratio. The numerator and denominator are both easy to dress up. Holiday-let flyers often use a peak-week rent, ignore vacancies, skip levies, and forget insurance. A “net yield” that does not show those lines is a slogan.

This publication’s rule is simple: we will not invent a yield, a median, or a days-on-market figure to look more useful. If a number is not on an official page or in a document you can hold, it does not belong here. That is the opposite of a listings portal, on purpose.

What we will cite

  • Official titles offices and consumer-property guidance (linked in prose)
  • Planning portals and local-scheme overlay methods — not our own hazard scores
  • Industry bodies such as the Insurance Council of Australia for process context
  • National science agencies (Geoscience Australia, Bureau of Meteorology) for background, never as a lot certificate

When a source is state-specific, we say so. When we do not know, we say so.

What we will not invent

  • Listings, addresses, or floor plans
  • Prices, medians, or rental yields
  • Agent rankings or “#1” claims
  • Suburb investment grades or climate colour-codes
  • Reconstruction of vanished 2001 brochure listings

How the 2001 archive is treated

Wayback captured a thin set of 2001 HTML pages. Those files 301 to modern education URLs. We do not pretend the old brochure was a due-diligence library, and we do not scrape it for prices that would be a generation out of date.

Review cycle
