This is a P2 education hub. It exists so WA is not treated as an afterthought to the east-coast brochure. It is not a ranking of Perth beaches against the south-west or the Pilbara.

Landgate and the plan

As in other states, the plan tells you more than the drone photo. Look for easements, notifications, and any notation that explains access to the beach. Some WA coastal lots sit behind dunes or public reserves. Confirm what you can legally walk.

Cyclone, wind, and insurance (high level)

Northern Western Australian towns sit in a different wind and cyclone conversation from the southwest capes. That changes construction detailing and can change insurance appetite. It does not create a single “WA coastal loading” we can invent. Get a written quotation. Read insurance.

Coastal processes

Ask the local government how coastal-process setbacks and hazard mapping appear in the scheme. Studies and lines move as science and policy update. A seller’s memory of a 1990s setback is not the current control.
